Top five tips for property consultancies seeking new clients

• Very carefully select and target the clients where your firm has a very real advantage over the incumbent and then invest enough time and resources to give you a real chance of success

• Approach these clients in a way that stimulates them to meet – not cold calling or sending a brochure

• Focus on understanding the client rather than selling – try to be part of ‘their world’

• Be prepared to invest in the relationship – add as much value to your target clients as you do to your existing clients and demonstrate by your actions what it would be like to work with you

• Maintain contact and build the client’s motivation to buy over time, and when the time is right, be in a position to know what to do to win your first piece of work.
